REAL ESTATE SCAM ITALY

Hello,
A person calling from Italy is offering to buy my house at the price listed in my online ad, without negotiating the price, without visiting it, and on top of that, with an under-the-table payment of 10,000 Euros.
They also suggest making the transaction at our personal notary's office.
Apparently, this would be an investor.
Of course, I suspect it's a scam, but I don't see how.
Have you ever heard of this kind of scheme?

Get into their game, go a bit further in the discussion and you'll see where the scam lies, because indeed, a buyer who wants to buy without visiting and without discussing the price smells like a scam all over!!!!

Be prepared to possibly receive a fake check or a fake transfer and a request for reimbursement or various fees to be paid via Western Union / MoneyGram or cash mandate.

As Géci said, the deal is too good to be true. BEWARE!

PLEASE, MENTION THE EMAIL ADDRESSES AND PHONE NUMBERS OF THESE SCAMMERS

Good evening,

I just received the same offer tonight for an apartment with reimbursement, without any specific information requested and a trip to Milan for the signing at my notary's office.
What happened next for you?

Hello, I just put my house up for sale on free websites for individuals and was immediately contacted by a provider, Mr. Alex Don. He called me on behalf of his uncle, a wealthy businessman who invests in high-end real estate. He immediately offered me a kickback and asked if I could sell my house furnished because he wanted to rent it out first. Upon my surprise, he didn't insist and told me he would discuss it with his uncle and call me back. He just did, telling me they were very interested, but that his uncle absolutely could not travel and that I would need to meet him as soon as possible in Turin. He, of course, offered to reimburse my expenses. He gave me a mobile number to reach him.
I can sense that this is a scam, but I don't see how it works. Does anyone have more information?

Hello,
I have exactly the same offer as Emmanuel.
I think I will try to go to Milan to find out a bit more (5000€ for the trip, we can play a bit). So I will suggest a date and ask to have my trip and hotel funded before leaving.
I'll tell you about it.
My contact is called Mrs. Baldini and I only have an Italian phone number 00393272579203.

Are you really planning to go to Milan? I hope you're joking?

I will already try to get the contact information of the wealth advisor I am supposed to meet and get reimbursed for the trip.
I think the adventure should end there.

Good evening,

I am joining this somewhat scary forum, I must say, because I was just contacted by email by a certain Mr. Christian Aligrer, who claims to be an agent for diamond investors looking to place 7 to 8 million Euros, notably in houses that they would buy, rent, and resell with a profit.... This gentleman saw my ad on Le Bon Coin and asked me to send details in response about the house (why not in principle!...). Having left me his contact information, I called him back, and he asked me if I am the sole owner of this house, he inquired if his investors are not negotiating the price, it is possible to pay part "just like that," and most importantly, he indicated that he is based in Strasbourg and that one of his investors is currently in Nice and would like to meet me, but does not wish to visit the house right away to see if we can "agree on the terms" beforehand!

At first, I thought, as some have indicated in previous messages, about money laundering, but I think rather, it's true one must think about it, but honestly, one must be "a fraudster at heart" to hand under the table fake bills, but what about the papers with the notary (in cases where, as you said, poor people could be scammed by this system! going all the way) if you are given a bank cheque (except those from Africa, which I understood one should be wary of)

Are there "real fake bank cheques" that a notary wouldn't be able to detect?

All of this is chilling, imagine going to a meeting set alone, getting kidnapped, being forced to sign papers.... Well, I'll stop my paranoia, but still.....

Do you have any other information about this type of scam? - By the way, I forgot to mention that a few months ago my husband was contacted by another Italian investor who wanted to bring him over there (I just discovered that it's "pretty classic") but he replied that if the house interested him, he only had to come over....

I currently have the same scenario, I am surprised that it can still exist.
Of course, I am not going to Italy, despite the "charismatic" insistence of my (two) interlocutors... What is the police doing?

I was also just contacted by an investor from Turin: he buys without seeing, I have to go to Turin, there is a big kickback, tonight I see on TV: scam
about transactions that never happen because the person asks in exchange for him to change large bills, he doesn't want to be spotted by the tax authorities, total complicity, they steal the small bills you brought
instead, you received fakes, there is no downtime for the scum.

I was contacted too, same scenario.

Hello,

same today, Mr. Shaphan is offering me the same conditions three months later without batting an eye,
He even leaves the choice of the bank and the denominations...
He boasted about a three-month ban on staying in France to justify the meeting in Turin!
It was already a very clumsy approach back then...
Be careful, the notary told me not to get involved even a little bit in this scam.

Hello,
this is a scam, it was about cars before, now it's about houses.
Jeanne

Hello,

I confirm the real estate purchase at the price of €265,000 if possible. Regarding the payment method,
I contacted my manager to inquire about the most appropriate payment method.
He informed me that certified bank checks from Africa to Europe are not guaranteed,
as I am currently abroad.
I am indeed of French nationality, a civil engineering engineer.
At the United Nations service in Ivory Coast and Ghana (West Africa).
He advised me that international swift electronic transfer, which is quick and secure, allows
the accreditation of your account within 48 hours from the date of issue.
I would therefore like to pay you via this channel.
I would like to know if it would be possible for us to agree on a potential purchase option so that we can be the happy buyers of this property.
We are willing to undertake the necessary steps, including a 20% deposit that will serve as advance and reservation before concluding this opportunity upon our expected arrival at the end of next month since the offer is open to the general public.
This way, we can take care of everything on-site with your notary and finalize all the formalities regarding the sales agreement.
Sincerely,
Mr. and Mrs. Lafaye

I was also contacted today in the same terms by a certain Mr. Smis (who claims to be Italian, a florist) and who gave me a mobile number: 06.87.91.15.88

Hello
do as I do, I receive more than two calls a day from Italy,
you will either tell them that you do not sell to an Italian because they are all scammers and hang up, or you will ask them for 1000 or 2000 euros via WESTERN UNION to come to Italy; they know this method of money transfer.

Yes! I have been scammed myself!
Be careful, they will offer you an enticing percentage in exchange for an
amount ranging from €10,000 and more in small bills.
There is, in particular, a so-called agency that you need to be
very careful about, it is "INVEST PRESTIGE" - they have a website.
This agency supposedly makes investments, and they even have an office
in Paris. I wrote them an email to see their reaction, but of course, I never got
a response!
The main characters are:
-- Antoine Delabaux who supposedly calls from Belgium (Antwerp) and
-- George Panayotis.
They are the ones who scammed me, but there are many others.
One man was scammed (perhaps by them?) and lost
€450,000 in the process!!! Because these two are really well organized!
And this man, who is actually an experienced businessman, fell for it anyway! (Fortunately, I didn't lose as much as he did!)
But they are not the only ones. They have networks and do not act alone,
beware. They will go as far as attacking you if necessary to rob you, and an
accomplice is always waiting nearby in a car.
Use an agency or agencies that you know or that are reputable, but do not venture
out without solid references, and do not travel to Italy (or elsewhere). It is up to the interested parties to come
to visit the property you are selling.
It is better to sell through an agency; it is much safer. Especially since they have resources that you do not have to verify the seriousness of their clients.

Hello,
I just came across your message while doing a Google search on a guy named Relman who just called me to buy our house with a huge kickback. The number he gave me is 00 39 32 74 26 47 79, he's in Milan and told me it was for renting, so he didn't care to see the property but asked me to come to Milan.
In my opinion, it's a big scam, but like you, I don't know what it's about?
If you have any updates.....
Thanks

It's a BIG SCAM of course, and dangerous too. Did you read Fran's message just above yours? What more do you need! Do you think it's normal that he's asking you to travel to Milan?

flocor0405 Posted messages 2 Status Membre 2 > geci Posted messages 890 Registration date   Status Membre Last intervention

No, I don't find that normal; that's exactly why we did our research online, and I think it's great to find such information. What makes me angry now is that they must be taking advantage of poor, desperate people wanting to sell their property (bridge loan), and God knows how many there are. I believe we have found the explanation for the resurgence of this scam.
Personally, when he asked me to come to Italy, I joked with him about the cloud (cf. Iceland), but it didn't make him laugh...
I hope people will read these messages, and beware, we've received similar calls from Amsterdam.
Regards.

Because you really think he's going to pay for your trip?
I think, and especially hope for you, that you won't go any further in
this dangerous scam.

Hello,
Once again, this type of scam is on the move...
Same scenario, buying a house with shady dealings without having seen the property, meeting in Turin or Milan... Etc
He is active on Vivastreet under the name of Tony Marci.... etc
His emails are very suspicious and in French.
I pushed the contacts a bit further to "see" by pretending to be interested in this meeting and setting a date to come to Italy. He gives the phone number of his boss (a partner in crime, of course) to organize the meeting, which I didn't do, and then he doesn't hesitate to call 8 or 10 times in a row to follow up (his number is hidden, of course)
Now, knowing that I had uncovered his game and having told him so, he is threatening me by email with claims if I speak out and if I pass the information on to the police...

Is the Internet good or bad? Both, like everywhere

When I said it was impossible for me, he hung up immediately!!
