I am selling a property and I have been contacted by several buyers from Ivory Coast. They even send a copy of their passport as an attachment, but I received the same passport copy under two different names, with the same date of birth, etc...
I have just been contacted by a certain Yves Feraud to possibly buy my property on behalf of wealthy Chinese investors. This person claims to be residing in China (to be verified) and proposes to sign by proxy, under private seal, etc...
What should we think about this ????
Is this a scam??? If anyone else has been contacted, could you please respond to me
thank you

I just joined the lucky club, I'm trying to sell my house, and here comes someone wanting to buy it without seeing it,
paying me a big wad of cash for a kickback, the purchase of my furniture, all of this to rent it out.
Great, for that I have to go to Italy, no problem to see Santa Claus, I'll travel around the world.

Hello everyone! I'm selling one of my semi-detached houses and it turns out that a potential buyer wants to buy my property with an additional 5,000 euros under the table, but I have to go to Italy to negotiate! Apparently, this buyer is not taking out a loan and wants to close the deal within the week following the meeting! What do you think? FOR ME, IT'S STRANGE!!

We just had the same type of contact. I think it is either a scam or money laundering.

This doesn't smell good... If I were in this situation, I would move on to more reliable buyers.

Notifying the PJF seems like a good plan to me. If this is a possible scam, they will take care of it and assist you in managing the situation. These actions victimize many people and rarely come without dramatic consequences for them; it’s important to speak out about this... for you and for others...

Hi Will!!!!!

We've also been asked to go to Turin!

I think it's a nice scam or money laundering.

Can you tell me the conditions they're asking of you please?

Thanks

My parents were just contacted and invited to go to Turin.

Of course, it’s a scam!!!

Above all, don’t imagine for a second that it’s about money laundering. It’s precisely this false idea that they are counting on, as they know that the pigeon, enticed by profit, will be willing to cooperate in a so-called money laundering "not declared to the tax authorities" as long as they have convinced him that he is not at risk.

Hello,
Having put my house up for sale two years ago, I have been contacted several times by so-called "buyers" who proposed to meet either in Switzerland, Italy, or Spain. I immediately sensed a scam; there was even one that I had fun "stringing along" by responding to his emails and phone calls. There was also another scam where they claimed to be interested in buying my house (without having visited it), saying that they would pay me a deposit with copies of bank documents to prove it, but at the last moment, there would supposedly be a difficulty, a tax to be paid for the transfer to take place, so I had to send money.
I'm the one selling a property, and it's up to me to send money; the trick is a bit too obvious. This type of scam mainly originated from Côte d'Ivoire.
I have kept the emails exchanged with these individuals.
I recommend visiting these sites: www.infoinfo.be/arnaque-immo.htm or www.universimmo.com/forum/topic.asp?TOPIC_ID=12824
Just don't let yourselves be lulled by seemingly strange financial bait.
I also had another scam attempt where I was supposed to go to Abidjan to collect a trunk containing a large sum of money that the widow of a big businessman in cocoa and coffee was bequeathing to me.
Ridiculous.

hi
I'm working in real estate as a negotiator (housing/commercial)
We, lol rofl, are Russians who contact us to launder their money...

anyway this deal smells bad!!!! the change of contact smells bad
you don't master anything, and the little you "master" IS WRONG!!! the paperwork...

Oh yes, I advise you to tell them that your property is under a compromise signature
that it's a cash payment!!! and you'll avoid them SHOWING UP AT YOUR PLACE
ONE EVENING TO VISIT THE PLACE, THE RESIDENTS and leaving with everything of value!!!!!!

I also have a house for sale in Lozère. I was first contacted by someone who claimed to be buying on behalf of a Luxembourg investor, but we had to negotiate in Charleroi, Belgium. There was a proposal for a cash under-the-table deal + 10,000 euros for the trip to Belgium, and an additional 10,000 euros if we made a deal. Have you ever seen someone offer 20,000 euros more than what you're asking? (see on Google search "rip deal" or "bad transaction")
I was also contacted by a Mr. Yves Husset, supposedly a legal advisor at the Ivorian Ministry of Foreign Affairs, for the purchase of my house who proposed to pay 10% of the amount into my notary's account, but I had to pay a tax. (see scams on immo.free.fr)
In general, be wary of anyone who asks you to pay money when you are the one selling a property.
I was contacted again by an investor who needed to go to Barcelona.
When will the next one come? I'm ready for them, but I hope to have sold my house by then.

Hello
Deposits or reservations, especially from abroad
No checks, no bank details, no other tricks
Require Western Union; it's cash at the post office and nothing else

Sorry, you will have fewer "buyers" for your property

Hello everyone,

we had the same type of call this morning, it was essential to go to Turin, the same under-the-table talk, quick purchase for rental etc etc...

out of curiosity, has anyone experienced this misadventure and gone to Turin (or elsewhere...)? and what happens next??

Hello,

I just hung up. The intermediary buyer was quite insistent. I have to go to Italy, Milan, at my own expense, to discuss. Apparently, the investor wants to buy with cash and refuses any phone transaction. He hasn't seen my house but it doesn't matter to him.

Move along, it doesn't smell right. Investors who buy without negotiating, without prior study, I don’t know any. I suggested that he pay for my plane ticket (even if I take that amount off the total once the sale is finalized) just to see his response, and he said he would call me back. If you want my opinion, I probably won't hear from him again...

That's for the best ;-)

Hello,
I'm selling a property in Greece
And I'm regularly contacted through my ad on PAP
By real estate agents from Milan, or Bordeaux
They all have a wealthy investor client
Who wants to buy with a cash under-the-table deal
But what intrigues me is that they don't even ask to see the property in question
Before buying
Could you share your experience with me
Best regards
MC

Don't go there, it's a scam...! For information, use Google and type (real estate scam) and you will find all the information about this scam.

I was also contacted after an ad on the Internet. The person involved was a certain David, temporarily in Brussels, working for his "Superior", working on a new hotel in Milan. An absolute meeting to be held in Milan. No need to see the house (putting on sale a property of over 3 million €). Oh, I almost forgot, the Milanese was named Alexandre Pavlov... The Pavlov in question spoke fairly good French, evidently an Italian. David had more of an accent from the suburbs of a northern city.

All of this stank of a scam, until I remembered that a French friend selling a hotel in the Montreal area had been ripped off for 500,000 FF back in the day in Paris by an Italian, in exchange for a "trust test" currency exchange deal with Swiss francs.

A buyer who doesn't care about what they're buying has never existed and will never exist.

Hello,

I have nothing to sell, nor anything to buy....
it's just that Praline's story corresponds to something I just experienced

We were scammed in AMSTERDAM (€35,000). I don't know if these are the same thugs. Here, we are dealing with organized crime, PERFECTLY organized, and they know how to lull your trust. You are right, someone who buys without visiting is odd, but we understood that to our cost!

Hello,

Indeed, this is a scam. I posted an ad to sell my house on a classified ads website, and I received four calls of this type in one week. They claim to be employed by an investor who buys property for rental purposes....

They do not live in France and they call from private numbers..... The first contact is always the same; they seem very courteous and appear to be very reputable. During the second contact, they introduce the idea of paying part of the property in cash....without having visited it. For my part, I hung up at that point because the story was more than suspicious!
How could a rational person buy a property without visiting it? Even with significant means, that's the least one would do. Moreover, why pay part in cash (5 to 10% according to them) if they have such means? The difference in notary fees would be minimal.... And that's where their argumentation becomes unbelievable.

To understand the rest, just type "rip deal" into Google....

They still exist and just contacted me for an appointment on Monday in Milan. No discussion about the price, part cash... my wife is looking forward to a stroll in Milan but I would have preferred a romantic weekend... (uh, like DSK??). I have the contact details of the first one but I will play along to get more names and phone numbers. A lot of friends in the police...

No house visit, under-the-table payments, etc.
too strange

Look at my message from October 24th! Same thing, but the guy claims to be from TURIN and is called Patrick LEBLANC (speaks good French, but emails in very, very poor French!)
Since I told him OK for the appointment on Tuesday with my tax advisor, radio silence! SCAM. Beware.

Hello.
I was a victim of a similar scam attempt.
I have a property for sale on LBC. The business agent of an investor contacted me to acquire my property at the advertised price, without visiting it. His boss, always between two flights, can meet me the next day in Amsterdam! Then, in light of my categorical refusal, I agreed to go to Turin the following week, since I currently live near Toulon... They hinted that if we agree on the transaction, there would be a substantial cash payment, the investor having a lot of liquidity!!
The deal seems shady, I sense it as such but I'm curious to know what they will offer me, I exchanged a few phone calls and emails. The agent, a supposed Nikel, acts on behalf of a certain Brédosian, he speaks correctly but with strange phrasing punctuated by dozens of "please." The emails from someone of such stature contain basic spelling mistakes. I begin to think that the purpose of this transaction is not to offload cash but rather a scam. Ultimately, I do not confirm the meeting, I no longer answer unknown phone numbers, and after a follow-up, the crooks give up....
Here is the information I have: investor Brédosian is said to be of Swiss nationality, but he lives in England and has a real estate development under construction in Turin.
The so-called Nikel is a brainwasher who drowns you in a flood of words (a rough sales technique) preventing you from counter-arguing and possibly reflecting.
The meetings were proposed either in Turin or Amsterdam, sometimes with slips mentioning Milan, corrected by a landing in Milan to go to Turin. The deal is the purchase of the property at the price with a cash payment at your convenience, of which the investor would be loaded.
This is clearly a SCAM, beware!!!!
