You need to put 20 in beauty, 8 in strength, 1 in humor, and 1 in culture, and you need to buy something where it says NaN yens like that you'll have unlimited money and you'll go to the jacuzzi for 2 or 3 days and you'll talk to her and she won't brush you off.

Then after the tenth day you can already talk to her, I think (around).
Then you juggle with Minami, work, and the bookstore.

The next day you receive an email asking you to go see them and bam, you have a job that pays more than 4000 yen in 4 hours.
You save a little and spend everything on manga (you'll see the bar rise much faster than through other means) your conquest will be much easier and otherwise you can take something that increases your knowledge to earn even more money.
Aside from that, keep some gifts in stock just in case the other whiner comes to annoy you...uh, to bother you for the other one, you can pray
