Hello,
I just uncovered a cash mandate scam urgently involving an apartment rental in Paris: Suziano Vernier founabette (suzianoernierfounabette@yahoo.fr), who posted the ad on Kijiji. I played along to see how far he or she would go. I just traced their IP: Benin; it’s going to be difficult for visits in Paris!!!
Has anyone dealt with Henry Lemoine? Same: apartment rental in Paris

Some details that raise suspicion: an urgent cash mandate in cash (no proof of security deposit), the urgent cash mandate supposedly cheaper than a bank transfer (false), and finally, a similar apartment still available (65m2 for 500 euros in the 9th arrondissement of Paris) and finally a name for the cash mandate different from the name of the person offering this apartment.... Shady-shady-shady!!!....

You go to the nearest post office to your home with the 500€ in cash of course and you ask to make an URGENT CASH MANDATE they will give you a form to fill out, you put on the form: your contact details, our contact details.
After that the post office will give you a payment deposit receipt with a 6-digit code that you must keep safely.
You keep this receipt safely until you control the apartment, and after verification if the apartment suits you, you give me the receipt so that you can sign the LEASE.
NB: Payment by URGENT CASH MANDATE is made in cash as checks are not accepted and when you arrive at the post office, ask the postal worker to make you an urgent cash mandate simply otherwise they will recommend you to make a bank transfer while the fees to be paid for the bank transfer are twice as high as the URGENT CASH MANDATE, this is just to prevent the client from paying more fees and not to ask him for an advance payment as we proceed by this deposit, just tell them that you want to make an urgent cash mandate.

Following completely unbelievable ads for apartments in Paris, and after an initial email exchange with these so-called owners, I typed their names into Google and came across this forum.
The names are Karine Javat and Louis Bonjean. Their ads are online on the free classifieds website Topannonces. I find it crazy that there is no filtering!
Is there a way to file a complaint? And to find out who is behind these names?
I am ready to take action if possible, I find it scandalous that they are trying to take advantage of the urgent situations of people looking for housing!

So the email address of the scammer I dealt with is: heudiard_joseph@yahoo.fr, the phone number he gave me is: 0044 7035 986493 and in his last email, he signed Mr. Pereira.
He's trying to scam so many people that he doesn't even remember which name he's using!!!

I followed your advice and went to file a report, so if there is a problem one day with someone impersonating me, there's a record.

Initially, the email is: blaisotmarie@live.fr and unsigned asking for a Cash Mandate Urgent for €1100 with the same details as the others, but in the name of LAVABRE Jean-Louis.
Telling me he had already moved last week and that the person did not show up and that he wanted a guarantee.

The tone of the email seemed shady, as without mentioning my situation, he states in the first email that he receives many emails for the apartment but mine caught his attention given my difficult situation: "I replied to yours because I felt that you are in need"???

I was actually interested in this apartment I found on the "Le Bon Coin" website
"beautiful furnished 3 ROOM APARTMENT - PARIS 6th, on the 2nd floor without elevator, a furnished 3-room apartment including: entrance, living room with open kitchen, 2 bedrooms, bathroom and separate toilet. At the price of 600€ per month including all charges. The charges are: electricity, water, heating, etc..." it is located on rue de Seine 75006 Paris, metro Saint Germain des Prés for 600 euros a month, it's a 67 m²!!!

So of course, I was interested!

But upon reading these response emails, he doesn't really answer my questions and this morning finally mentioned the "urgent cash mandate" also using the term "jealously", I see someone else on the forum used that word too!

It's about Jean Louis Lavabre with email jeanlavabre@live.fr, so there you go, I find this story very suspicious especially since he’s asking for
- 3 most recent pay slips
- 1 employer certificate
- 2 last tax notices
- 1 identity card
- 3 most recent rent receipts
surely for later making false documents.

I'm not going to fall for his scam, however, I want to ask him a few questions, just to play a bit and see how far he goes!

Here is the response I received when I asked to visit before paying.

I want to say this: last week I came to show this apartment to two different couples.
One did not show up, the second could not gather the funds necessary for the acquisition of this very clean apartment.
That is why I require this postal deposit that assures a trust for the visit from today.
So you have nothing to worry about because a deposit does not suggest that you are paying the funds to acquire it; so if all this is done and we set an appointment for the visit and you don't like this apartment, which I doubt, of course! you can simply go back to the post office to withdraw your funds.

As names often change, it's better to detect scams through their scenarios...
1- Offer not to be missed!
2- Urgency to conclude...
3- Owner absent or traveling or on a 'mission'..
4- Advertisement posted in a 'free' (Le Bon Coin, Vivastreet, Kijiji, etc.. 'Free' ads are infested with scammers operating in vehicle sales/purchases, donations, rentals, etc..)

And of course, to top it all off, the famous Mandat Cash not so secure as the Post Office claims..

It is unwise to transfer funds through a transfer system (M.C, Western Union, etc..) to an unknown person for a property not previously visited..

Your ID card + pay slip will be used to set up another scam in YOUR name... Either by the scammer himself or by others (There is a 'black market' for extorted documents..).
You need to file a report with the police detailing the facts to protect yourself (You could face complaints from future victims..). Keep the report references safe...

Maybe the police could investigate the resident (it's certain he lives there because I heard his children) and inform the media to warn the public...
