You have the Rental Management software https://www.jsoft.fr/logiciel-gestion-locative/ which is user-friendly but not free (59 €), which remains very affordable for professional software that guides you. Don't forget that you can deduct operating expenses!
For a single rental, you can do everything using LibreOffice or Excel, but you will need additional knowledge in management that a spreadsheet does not provide. And as you said, you are not a pro in this field.
