Apartment scam

Hello everyone,
I want to report a very tempting offer for an apartment in Reims
Here is the ad: Very nice furnished studio of 28 m² on the 2nd floor with elevator in a stone building consisting of an entrance, a living room, a separate equipped and fitted kitchen, an alcove bedroom, and a shower room with toilet. The apartment has been completely renovated.

After expressing my interest, the so-called owner sent me about fifteen photos of the apartment; it really was very interesting. The photos showed an apartment that matched the description, but it seemed too good to be true. Given its price, I sensed a scam.

Here is the first email I received
Hello
I am following up on your request regarding the rental of my 2-room apartment in Reims. I guarantee you it is in perfect condition, very clean in the city center of Reims. It is located at: 3 Rue Thiers in Reims, close to all amenities and transportation, gendarmerie, hospital, etc. Public transport: Flachet. It is a magnificent 2-room apartment completely renovated, consisting of an entrance, a main room with a sofa bed, 1 separate bedroom, a marble shower room, and a separate fitted kitchen with a table for 4 people. Parquet flooring, beams, white walls, heating, and hot water with electric supply. It can be rented furnished or unfurnished according to your preference. I currently live in Evreux with my entire family for reasons beyond my control and I just bought a new house that's why I am renting out my apartment. And I confirm to you that this is a rental for good. Rent 350 euros, security deposit 700 euros.

But I am available to come back personally to Reims to finalize the rental with you. I am sending you some recently taken photos of my apartment.

The following information is required for the visit:
NAME:
FIRST NAME:
MONTHLY INCOME:
LEASE DURATION:
Number of occupants:
Phone number:

- During the visit and signing of the contract, you should provide the following:
.................. copy of the identity card or driving license (front and back)
.................. last payslips
.................. A receipt of the last rent (if you are leaving a rental)
.................. Payment of one month's rent and one month's deposit (700 €)

First of all, I learned that it is illegal for landlords to ask for a security deposit amounting to two months' rent. Then, the bus stop Flachet in Reims does not exist, and finally, some spelling mistakes made me even more suspicious.

I continued to write to this person to see, and after they asked me for payment via cash order, I was totally sure that the entire ad was false.

Be very careful with overly tempting ads!!

(I will forward you the emails I received subsequently during the day)

Hello Ms/Mr, my rental is declared and is located at 3 Rue Thiers in Reims. It is close to all amenities and transport and has private and secure parking with an intercom, caretaker, elevator, and individual heating for €350 with all charges (water, electricity, heating, internet, parking, etc.).
"It's a rental for life and you are free to occupy it whenever you are ready." I guarantee that it is in perfect general condition. I am available all next week and we can arrange a visit on Thursday, December 27th at 6 p.m. for the visit and the signing of the rental contract, of course, if the accommodation meets your expectations. OUR MEETING PLACE WILL BE IN FRONT OF THE BUILDING OF THE APARTMENT NEXT TO THE GALICHET FUNERAL HOMES. If
yes, then you will come with a complete file as below - Latest salary slips (if you are employed) - A receipt of the last rent (if you are leaving a rental) - A photocopy of your identity card. As I explained to you, I have just moved into my new home in Evreux with my little family and I am ready to take the road for a meeting so that we can finalize this rental together so that you can move in with the keys to the apartment. But first, I require a conditional guarantee because some potential tenants have contacted me, and after all telephone and email interviews, they did not show up for the appointment; others come but do not have all the updated documents to take the apartment; so I make trips in vain. This leads me to believe that they are jokers and also given the distance I have to travel, it is not easy at all. So I prefer to take my precautions to remedy all this. Therefore, I ask for your manifestation, guaranteeing your arrival so that I am sure of you for the meeting on Thursday, December 27th at 6 p.m., in order not to make a mistake for our meeting. For the appointment to be effective on Thursday, December 27th at 6 p.m., one last formality remains to be filled out to ensure that you are really interested and that you
have the means to rent the apartment: I would like you to make all your arrangements before Thursday, December 27th at 6 p.m. to prepare your complete rental file, and as for the security deposit of €700, instead of it being a check or something else, I want it to be in a postal deposit receipt
based on my legal advisor’s information. "Please understand that this is not a sending you make before seeing the apartment, NO, but just a conditional guarantee act because I do not want to go back there for jokers as I experienced last time." And once the deposit is made, you will keep the postal receipt carefully and safely with you until our meeting on Thursday, December 27th at 6 p.m. for the conclusion of the rental. And it is only after the visit and the signing of the rental contract, of course, if the apartment meets your requirements, that I will have you sign the rental contract on-site and hand you the keys to the apartment on-site, and you, on your side, will hand me the postal receipt for the withdrawal of the funds in person. But in case the accommodation does not suit you after the visit, you can cancel the rental and go back to the post office to withdraw the deposit without any problem since you still have the postal receipt with you. I look forward to your response to provide you with the information from my legal advisor for the urgent cash mandate at the post office. Best regards, Ruistine BASTIER.

Haha! I received the same one except that I'm in Lyon, and this time it's not Ruistine Bastier but "Marcel Chassang". So people need to stay vigilant. It's a scam!

I would like to thank you for the comments on this page, because with very little, I almost fell into this scam. I did not fall for it, because I googled and found this page with the scammer's phone number. For me, the scammer declared himself "Franck Sylvain." Here is a copy of one of the emails he sent me:

The security deposit is only via money grams or western union money transfer. Here are my details for the transfer

LAST NAME.......................SYLVAIN

FIRST NAME.......................FRANCK

ADDRESS...........................59 BOULEVARD DE LA REPUBLIQUE

POSTAL CODE...................13100

CITY....................................AIX EN PROVENCE

COUNTRY............................FRANCE

You will see attached a copy of the rental contract that confirms the existence of the studio
