Hello everyone,
I want to report a very tempting offer for an apartment in Reims
Here is the ad: Very nice furnished studio of 28 m² on the 2nd floor with elevator in a stone building consisting of an entrance, a living room, a separate equipped and fitted kitchen, an alcove bedroom, and a shower room with toilet. The apartment has been completely renovated.
After expressing my interest, the so-called owner sent me about fifteen photos of the apartment; it really was very interesting. The photos showed an apartment that matched the description, but it seemed too good to be true. Given its price, I sensed a scam.
Here is the first email I received
Hello
I am following up on your request regarding the rental of my 2-room apartment in Reims. I guarantee you it is in perfect condition, very clean in the city center of Reims. It is located at: 3 Rue Thiers in Reims, close to all amenities and transportation, gendarmerie, hospital, etc. Public transport: Flachet. It is a magnificent 2-room apartment completely renovated, consisting of an entrance, a main room with a sofa bed, 1 separate bedroom, a marble shower room, and a separate fitted kitchen with a table for 4 people. Parquet flooring, beams, white walls, heating, and hot water with electric supply. It can be rented furnished or unfurnished according to your preference. I currently live in Evreux with my entire family for reasons beyond my control and I just bought a new house that's why I am renting out my apartment. And I confirm to you that this is a rental for good. Rent 350 euros, security deposit 700 euros.
But I am available to come back personally to Reims to finalize the rental with you. I am sending you some recently taken photos of my apartment.
The following information is required for the visit:
NAME:
FIRST NAME:
MONTHLY INCOME:
LEASE DURATION:
Number of occupants:
Phone number:
- During the visit and signing of the contract, you should provide the following:
.................. copy of the identity card or driving license (front and back)
.................. last payslips
.................. A receipt of the last rent (if you are leaving a rental)
.................. Payment of one month's rent and one month's deposit (700 €)
First of all, I learned that it is illegal for landlords to ask for a security deposit amounting to two months' rent. Then, the bus stop Flachet in Reims does not exist, and finally, some spelling mistakes made me even more suspicious.
I continued to write to this person to see, and after they asked me for payment via cash order, I was totally sure that the entire ad was false.
Be very careful with overly tempting ads!!
(I will forward you the emails I received subsequently during the day)

Hello Ms/Mr, my rental is declared and is located at 3 Rue Thiers in Reims. It is close to all amenities and transport and has private and secure parking with an intercom, caretaker, elevator, and individual heating for €350 with all charges (water, electricity, heating, internet, parking, etc.).
"It's a rental for life and you are free to occupy it whenever you are ready." I guarantee that it is in perfect general condition. I am available all next week and we can arrange a visit on Thursday, December 27th at 6 p.m. for the visit and the signing of the rental contract, of course, if the accommodation meets your expectations. OUR MEETING PLACE WILL BE IN FRONT OF THE BUILDING OF THE APARTMENT NEXT TO THE GALICHET FUNERAL HOMES. If
yes, then you will come with a complete file as below - Latest salary slips (if you are employed) - A receipt of the last rent (if you are leaving a rental) - A photocopy of your identity card. As I explained to you, I have just moved into my new home in Evreux with my little family and I am ready to take the road for a meeting so that we can finalize this rental together so that you can move in with the keys to the apartment. But first, I require a conditional guarantee because some potential tenants have contacted me, and after all telephone and email interviews, they did not show up for the appointment; others come but do not have all the updated documents to take the apartment; so I make trips in vain. This leads me to believe that they are jokers and also given the distance I have to travel, it is not easy at all. So I prefer to take my precautions to remedy all this. Therefore, I ask for your manifestation, guaranteeing your arrival so that I am sure of you for the meeting on Thursday, December 27th at 6 p.m., in order not to make a mistake for our meeting. For the appointment to be effective on Thursday, December 27th at 6 p.m., one last formality remains to be filled out to ensure that you are really interested and that you
have the means to rent the apartment: I would like you to make all your arrangements before Thursday, December 27th at 6 p.m. to prepare your complete rental file, and as for the security deposit of €700, instead of it being a check or something else, I want it to be in a postal deposit receipt
based on my legal advisor’s information. "Please understand that this is not a sending you make before seeing the apartment, NO, but just a conditional guarantee act because I do not want to go back there for jokers as I experienced last time." And once the deposit is made, you will keep the postal receipt carefully and safely with you until our meeting on Thursday, December 27th at 6 p.m. for the conclusion of the rental. And it is only after the visit and the signing of the rental contract, of course, if the apartment meets your requirements, that I will have you sign the rental contract on-site and hand you the keys to the apartment on-site, and you, on your side, will hand me the postal receipt for the withdrawal of the funds in person. But in case the accommodation does not suit you after the visit, you can cancel the rental and go back to the post office to withdraw the deposit without any problem since you still have the postal receipt with you. I look forward to your response to provide you with the information from my legal advisor for the urgent cash mandate at the post office. Best regards, Ruistine BASTIER.
Hello, first of all thank you to those who brought up this topic because it helped me uncover the scam. However, since I received the email regarding the Money Gram mandate and everything else, I had to send my personal information as you mentioned earlier, namely my phone number and current address...
Therefore, I would like to know if I am at risk because it really scares me that I didn't see the scam right away...

Hi, I think we might be in contact with the same scam author:
I fell for a beautiful apartment in Toulouse, just near the train station, with really nice photos sent twice by email by a certain Jean-Christophe RONNET. However, I am scouring every street of the advertised apartments on Le Bon Coin (sacred good, yeah...) with Google Maps and I realized that the terrace of the described apartment did not exist. I also provided my details (name, address) but I made sure not to give my street number. And that's when it happened, just 10 minutes ago I received another email telling me to pay the sum of €860 corresponding to the rent + the deposit in cash in exchange for a MONEY GRAM receipt. Given the spelling mistakes and the huge paragraphs that this guy sent me... it is clear that the scam is detected. Don't worry, I think if you stop responding altogether, he (or she) won't follow up.

Hello,
I acknowledge receipt of your email. I want to tell you that you have nothing to worry about regarding the rental of our property. We remind you that we do not rent it for money but just to avoid it being unoccupied and not maintained. We have read your email and we understand your current situation. The accommodation is furnished, but if you wish to set up your own furniture, we can store ours so that you can set up yours. The internet connection is available... But we must inform you that we are not currently on site to quickly proceed with a potential visit, as we need to take our safety measures for our trip, since I will personally come down with my accountant to show you our property. Therefore, we would not like to make several trips just for the rental of our accommodation, but for everything to go according to the rules, I must assure you that our property is as it is in the photos and in very good condition. However, to avoid wasting time between you and me, you need to gather all the requested documents beforehand before we meet on site, as once we are on site, if our property interests you, after the visit, we will proceed to the signing of the lease and handing over the keys in exchange for the documents and the security deposit for the direct integration into our accommodation on the day of the visit.
Here is the list of documents to provide on the day of the visit if this is convenient for you.
- Identity card
- Tax notice (if you have one)
- Last rent receipts or land tax notice or accommodation certificate (if you have one)
- Last two pay slips (if you are employed).
- 1 month security deposit
- 1 month rent
I therefore propose an appointment on Saturday, 26/04/14 at 7 PM. Does that work for you? If so, please come with a complete file as above because I do not wish to go back there for jokers as I experienced last time. For the security deposit and the first month’s rent, they will be deposited in a Money Gram office in exchange for a receipt from the "Money Gram Mandate," and it is with this receipt that you will come to the appointment, not forgetting of course the other documents. You go to a Money Gram office with the cash amount of €600 and ask to make a Money Gram Mandate with my accountant's details. Once you have made the Money Gram Mandate, you will be given a receipt that will contain an identifier which will be used to withdraw the money. This receipt is what you must keep safe on you and as soon as we are at the appointment, if after the visit our property suits you, after signing the lease you will hand me the receipt of the payment slip in exchange for the keys to my accommodation, but otherwise, you will return to the Money Gram office to withdraw your money. Just for our security measures, but after we have done business, we will give you our RIB so that all the rents will be transferred automatically to my account at the end of each month.
P.S. The Money Gram Mandate does not mean that you are sending me money. NO. It is just a Postal Deposit to guarantee your desire to rent our property because understand that you are not the only client interested, in addition to the fact that we have been there several times for fake appointments. So if you are still interested, please establish the Money Gram Mandate of €600 as soon as possible and confirm its effectiveness to me by email...
We require such a procedure just for our security measure, for our appointment to be considered possible for Saturday. This is a kind of guarantee on my part and a reservation on yours.
Here are my accountant's details for the Money Gram MANDATE at a Money Gram office.
Name: ALAO
First Name: CHIRINE LOVELY
Destination Country: FRANCE
Deposit of: €600
Address: 8 Rue Harouys 44000 Nantes
Type of mandate: MONEY GRAM MANDATE
RECOMMENDATION:
You will deduct the Money Gram mandate fees from the amount of the security deposit but on the condition that the mandate is classified as family at the Money Gram office, meaning that the sending fees of the mandate vary depending on whether the mandate is commercial or family due to the economic crisis circumstances. Make sure not to specify that it is a mandate for commercial purposes (for example, rental), otherwise they will deduct unnecessary fees. So when you arrive at the Money Gram office, just ask to make a Money Gram Mandate, please notify the clerk in case they ask for the reason, that you are establishing this mandate to a cousin or a friend to avoid paying extra fees, since I will be reimbursing you for the sending fees.
Receive our sincere salutations
Sincerely
Mr. Marcel CHASSANG

Following the message from Le Bon Coin, I found this government website and used it for reporting: https://www.internet-signalement.gouv.fr/
Feel free to use it as much as you want!

Re,
Yeah, but it doesn't really matter.
The French authorities have a power that can be measured at around ZERO, against guys who are hiding in Côte d'Ivoire.
Otherwise, you can always try to report it here http://cybercrime.interieur.gouv.ci/
See you later

Hello everyone,
Same thing, a person who was leaving to join her husband in London and needed to rent her apartment very quickly. What raised my suspicions was the address "HAB HAB maman-diane@hotmail.fr", no one has an email address like that. Plus the spelling mistakes and the cash mandate were suspicious! (especially since the apartment was very - too - nice for its price). 650€ for 45m² in Paris is shady...
And reading your posts is impressive. Same name first, Césaire Jean-Luc and the same phrasing, same method, etc.
Beware!
Thank you for your help.
-------
Here is one of the emails I received:
Good evening
OK we will meet on Friday starting at 6 PM at the apartment address.
My husband will be with me specifically for the visit.
The deposit will be equal to one month’s rent excluding charges 650€
You will also have to pay the first month’s rent 720€
But for that we will need the following documents from you:
............. copies front and back of your ID card or driver’s license
.............. Last salary statements (If you are already working)
.............. A receipt for the last rent (if you are leaving a rental)
.............. Payment of one month's rent and one month's deposit (1370 euros)
As for visits, last week I was already made to travel from London for someone who couldn't afford to rent the apartment but took the trouble to make me travel, and it has happened to me twice that I have traveled unnecessarily. For the appointment to be effective, one last procedure needs to be fulfilled to guarantee me that you are really interested and that you have the means to rent my apartment.
As soon as you prepare your complete rental file, and as for the security deposit instead of being by check or other means I want it to be a postal check in French CASH MANDATE URGENT, meaning you will go make a security deposit of 975€ at the post office by URGENT CASH MANDATE under the name of my husband who will be with me for the visit.
Name: CESAIRE
First Name: Jean Luc
COUNTRY: FRANCE
Type of mandate .............. URGENT CASH MANDATE
After this operation at the post office, the post office will give you a postal check in the form of a payment receipt on which there will be a secret cashing code that you must keep very safely with you to secure your money. The receipt will allow you to cancel the mandate and easily get your money back in case the apartment does not suit you which is not certain because the apartment is just like in the photos I sent you. This is the current regulation accompanied by the file with supporting documents.
During the visit, after verification and signing the lease if the apartment suits you, you will then hand me the postal check for the cashing of the check as payment for the deposit as well as the first month's rent. So after you have completed the urgent cash mandate you will send us only its confirmation of the deposit.
On Friday after visiting the apartment I will establish a lease agreement according to your desired rental duration and I will hand you the keys to the apartment afterward, you will then give me the file and the receipt of the URGENT CASH MANDATE containing the cashing information so that my husband can cash the security deposit if the apartment suits you. Otherwise, you can still withdraw your money with the receipt that contains the cashing information without any protocol.
My husband has secured a professional contract for 5 years renewable and he has just completed 6 months and I am looking for a job here to settle with him, so a long-term lease would suit us.
NB: The fact of establishing the urgent cash mandate in advance is not synonymous with mandatory rental or payment in advance because as long as the receipt is not handed over the beneficiary will not be able to access the money and you are free to take it or not after the visit.
Furthermore, I would like to clarify that only the documents from the visit will be scanned except for the postal receipt of the urgent cash mandate as it contains secret information that we must not have before the visit; the security deposit will be confirmed by its deposit and will be handed over personally the day after the lease agreement is signed.
PS: The URGENT CASH MANDATE must be kept very carefully as it will be handed over after the lease agreement is signed. Also, please send me the scanned documents and confirm the deposit of the urgent cash mandate 24 hours before the appointment for the visit, by tomorrow Thursday at the latest.
It is important to inform the post office that the transfer is being made to a relative if the postal worker asks about the purpose of the transfer. This way, the shipping fees you will have to pay will be flat because the social mandate is exempt from taxes. But if you say that it is a mandate for commercial purposes (for a rental or a purchase) the shipping costs may be three times higher.
Best regards
Mrs. Josiane

Hello
I almost believed this ad.
And it's still from Mrs. Josiane
Okay, we will meet on Wednesday from 3 PM at the apartment address.
My husband will come specially for the visit.
Regarding visits, last week I was already moved from London for nothing by someone who couldn't afford to rent the apartment but took the trouble to make me move, and this is the second time I've moved needlessly. For the appointment to be effective, one last formality remains to be fulfilled to assure me that you are truly interested and that you have the means to rent our apartment.
As soon as you prepare your complete rental file, and for the security deposit instead of it being by personal check, bank transfer, or other means, I want it to be a Certified Money Gram check.
This merely means that you make the deposit via Money Gram transfer and after visiting the apartment, if you are interested, you will sign the lease and provide the Money Gram receipt along with the documents for your files in exchange for a copy of the lease and the keys to the apartment.
I will give you the information for the Money Gram check establishment again.
Name: SY
First Name: Oumar -Fall
Country: FRANCE
Amount: 1040€
Type of mandate .............. MONEY GRAM MANDATE
After this operation at Money Gram, you will receive a check in the form of a payment receipt that contains a secret collection code that you must keep safely with you to secure your money. The receipt will allow you to cancel the mandate and simply get your money back in case the apartment does not suit you, which is not certain because it is just as shown in the photos I sent you.
During the visit, after verification and signing of the lease if the apartment suits you, you will hand me the Money Gram check for the collection of the check as a payment for the security deposit as well as the first month’s rent. So, after you have made the Money Gram mandate, you will send us only its confirmation of deposit.
On Wednesday after visiting the apartment, I will prepare a lease contract according to your desired lease duration effective from the date of your move-in, and I will hand you the keys to the apartment. Then, you will provide me with the documents for your files and the Money Gram MANDATE receipt containing the collection information for its encashment if the apartment was suitable for you. Otherwise, you can still withdraw your money with the receipt that contains the collection information without any protocol.
Note: Establishing the Money Gram mandate in advance does not imply mandatory rental or payment in advance because as long as the receipt is not handed over, the beneficiary cannot collect the money, and you are free to take it or not after the visit.
Furthermore, I would like to clarify that only the visit documents will be scanned except for the Money Gram transfer receipt because it contains secret information that we should not have before the visit. The security deposit will be confirmed by its deposit and will be handed over in person the day after signing the lease.
PS: The Money Gram MANDATE must be kept safely because it will be handed over after signing the lease. Also, please send me the scanned documents and confirm the deposit of the Money Gram mandate 24 hours before the visit day, which is Tuesday at the latest.
It is important to inform the agency that the transfer is made to a relative if they ask about the purpose of the transfer. This way, the transfer fees you will have to pay will be flat-rate, because the mandate for social purposes is exempt from taxes. But if you say it is a mandate for commercial purposes (for a rental or a purchase), the transfer fees can cost three times more.
You can find a Money Gram transfer point through this link for further information.

Mrs. Josiane

Dear Mr,
I have just received your email and I am at your disposal to ensure that the visit takes place on Tuesday the 5th at 6 PM as agreed. Please prepare the urgent cash mandate of €700 at the post office and add the slip to your rental file so that the file is complete, as it is this slip issued by the post office that you will keep carefully and present to us upon our arrival in the afternoon of Tuesday the 5th after the visit, if everything suits you perfectly. In case the apartment does not suit you, you are free to return to the post office to withdraw your €700 without paying any fees to the postal worker. You must also understand that you are not the only interested party, so try to do what is necessary as quickly as possible. From this moment on, we agree on one point; you will no longer respond to other ads, and on my side, I will not accept other proposals. Here are the contact details of my legal advisor for the security deposit at the post office:
Name: ....................... CESAIRE
First Name: ....................... JEAN-LUC
Address: ...... 42 RUE JEAN JAURES (69100 VILLEURBANNE)
Type of mandate: .......... URGENT CASH MANDATE FROM THE POST OFFICE
Amount: ....................... €700 (minus mandate fees)
P.S: To establish the urgent cash mandate, all you need is to have €700 in cash with you, then go to the nearest post office in your area and request to make an URGENT CASH MANDATE of €700. They will give you a form that you will fill out with the contact details of the legal advisor above. But you should know that the sending fees for the mandate vary depending on whether the mandate is commercial or family due to the circumstances of the economic crisis. Therefore, to reduce the mandate fees, if the postal worker asks you for the recipient, you will tell the postal worker that it is a mandate intended for a relative so that the mandate is classified as family, because the sending fees for commercial mandates such as real estate transactions are quite expensive and I will not be able to bear these costs. Once the security deposit has been made, please just leave me a message on my mobile 0647639429 or send me a confirmation email after you leave the post office so that the appointment can take place on Tuesday afternoon at 6 PM as agreed.
Sincerely, Ruistine BASTIER.

Good evening,
Here is the email I received from RUISTINE BASTIER, very tempting €350 for a furnished apartment with all charges included, and he even pays the housing tax!
The description of the apartment is exactly the same as the one offered by Valou; except that this one is located in Villeurbanne (Lyon area);
His emails or texts are full of mistakes!
He never answers the phone, he only communicates by email or texts!
Weird, right?; I asked him why he didn't speak on the phone and he said he was working
I hope no one falls into this trap!

Thank you all, this forum has helped me confirm a similar scam attempt, following the ad below on Le Bon Coin: http://www.leboncoin.fr/locations/439913169.htm?ca=6_s (I reported a fraud)
The message received was as follows:
-----
Good evening Madam/Sir
My rental is declared and is located at 34, rue d'Aiguillon in Brest. It is close to all amenities and transport and has a private and secured parking with an intercom, a guard, an elevator, individual heating at €350 with all charges (water, electricity, heating, internet, parking....). "This is a rental for life and you are free to occupy it whenever you are ready"; I guarantee that it is in perfect general condition. I am available all next week and we can arrange a visit on Saturday, March 9 at 6 PM for the visit and the signing of the rental contract, of course if the accommodation meets your expectations. OUR MEETING PLACE WILL BE IN FRONT OF THE BUILDING OF THE APARTMENT NEXT TO THE STORE Mr GOOD DEAL. If so, then you will come with a complete file as below
- Last payslips (if you are employed)
- A receipt of the last rent (if you are leaving a rental)
- A photocopy of your ID
As I explained to you, I have just moved into my new house in Evreux with my little family and I am ready to hit the road for a meeting so that we can finalize this rental together so you can move in with the keys to the apartment.
But before that, I require a conditional guarantee because some potential tenants have contacted me, and after all the phone interviews as well as by email did not show up for the meeting; others come but do not have all the documents up to date to take the apartment; so I make trips back and forth for nothing. This makes me believe that they are just messing around and also considering the distance I travel, it is not easy at all.
And there I prefer to take my precautions to remedy all this. So I ask for your commitment, guaranteeing your attendance so that I can be sure of you for Saturday, March 9 at 6 PM in order not to make a mistake for our meeting.
For the appointment to be effective on Saturday, March 9 at 6 PM, a final formal requirement remains to be fulfilled to guarantee that you are really interested and that you have the means to rent the apartment: I would like you to take all your precautions before Saturday, March 9 at 6 PM to prepare your complete rental file, and as for the security deposit of €700 instead of being in check or otherwise, I want it to be in a postal deposit receipt on the data of my legal advisor. "Please understand that this is not a sending you make before seeing the apartment, NO, but just an act of conditioned guarantee because I do not want to come back there for jokers as I experienced last time" And once the deposit is made, you will keep the postal receipt carefully and precious until our meeting on Saturday, March 9 at 6 PM for the conclusion of the rental.
And it is only after the visit and the signing of the rental contract, of course, if the apartment meets your requirements, I will have you sign the rental contract on site and hand you the keys to the apartment and you, on your side, will hand me in person the postal receipt for the withdrawal of the funds.
But in case the accommodation does not suit you after the visit, then you cancel the rental and go back to the post office to withdraw the deposit without any problem because you still hold the postal receipt. I attach to this email my mobile phone number 0647639429, leave me a text and I will call you back later in case I am busy.
Awaiting your response so that I can give you the details of my legal advisor for the urgent cash mandate at the post office.
Sincerely, Lucie LACOSTE.

Hello, this person continues to offer this apartment. I almost got scammed; the ad is still posted on the site LE BON COIN and on VIVASTREET.
Hello
I have been communicating by email with maman-diane@hotmail.fr for a rental in Paris, 44 m2 at 730 all charges included
the property is very clean but not expensive... for me, they are in London for 5 years.
If you could give me other details that made you think they were a graduate from a prestigious school?
Thank you

I was in contact with the same person for a T3 in Poitiers, supposedly they're in London for 5 years, but be cautious, they asked me for a check of €950 via cash transfer before even doing the viewing... It's clear that it's a scam! Anyway, when there are ads for large apartments that are cheap, it's suspicious...
Hi,
44 m² in Paris, and for 730 € !!!!!!!!
Have you been to Lourdes ????????
Just the amount of rent should have raised a red flag for you. Go take a look at rental prices in Paris, on any real estate website, and you'll see that
this ad doesn't hold up !!!!!
And moreover, the guy is in London !!!! And he doesn't happen to have a phone number starting with
00 44 70 by pure coincidence ????
See you

Hi,
I came across this forum because I received a very similar offer: 525 euros for a T3 in Lyon 1..... all charges included and parking.... on Rue de la Bourse...
Moreover, the wording of the letter was very similar to others: I am renting the apartment quickly because I am leaving... and the request to send a check of 900 euros via MoneyGram.

Hello,
Same scam
Hello,
I just read your message and I thank you. The apartment is located on the 2nd floor. I am urgently looking for a tenant, so the handover of the keys and the signing of the lease will take place on the day of the appointment. A visit is scheduled from Monday to Saturday according to your availability, so please choose a date and a time that suits you. The rent is indeed €400 including VAT, the local tax is our responsibility, there is internet and I rent it furnished or unfurnished according to your choice, it does not change the rent price and you can choose the lease term that suits you, it doesn’t bother me because I am not renting it for money but just to ensure it doesn’t stay empty and that we cover maintenance costs.
After signing the contract, you can pay by check, transfer, cash, and of course with housing assistance.
I hope you are available? As mentioned in my previous email, I am sharing below the documents you should provide at the appointment.
I- DOCUMENTS TO PROVIDE
- A copy of your valid ID or passport (front and back)
- A receipt for your last rent payment (if you are leaving a rental)
- Latest pay slips (if you are already working)
- Payment of one month’s deposit and one month’s rent, totaling €800 by urgent cash mandate for the security deposit.
P.S.: Please gather the requested documents before the visit in a folder.
During the visit, after verification and signature of the lease contract if the apartment suits you, you will also provide the receipt for the cash mandate payment as security deposit and the first month’s rent.
Please respond if you are really interested so that I can send you a copy of the lease already drafted in your name along with my contact details for the money deposit at the post office. You can contact us at 0648864232 for any further information.
Best regards.

3 Rue Dieumegard, 93400 Saint-Ouen. Please come with a complete folder as I requested because I do not want to go back there for non-potential candidates as I experienced last time, and the deposit is only by urgent cash mandate. After signing the contract, you can pay the rent by check, transfer, cash, and even with housing assistance.
I remind you that the rent is €400 including VAT and the security deposit is €800 and that I do not currently live in the apartment, and I bear the maintenance costs, which is why I rent it.
So I expect confirmation of the documents and the urgent cash mandate, not a cash mandate, before Wednesday, August 7, at 10 AM to reserve it for you, consider our appointment, and leave the office for the move.

Good evening,
Sam, I fell for the same scam as you with Mr. and Mrs. Saki, who sent me an email word for word from your first paragraph. The apartment was listed at €300 on a student website.be and it was super cute, white table, equipped kitchen, parquet flooring, bedroom corner... Do you have similar photos?,,, except that in his second email, he raised the price to €400, so I asked why, and ..... Never got a response. I called the number left, no one answered.
So that was the first scam, which I didn't recognize as such since I thought the person had found someone to rent it for €400.
And I see this name here.... Lol
That said, since then I could have been scammed for all the responses to apartments, at least 5
Oh dear..... And that's just in Belgium. And still no real apartment in sight, yikes yikes yikes.
And the start of the new school year is approaching!

Another beautiful scam, example, always an apartment in Belgium on student.be, even though the site is serious and they clearly say never to send money via Western Union:
So first email (copy/paste) as is: Hello,
I just read your email.
And I apologize for the delay in responding, but the rental is still available and free right away.

Second email
Good evening,
I am very pleased to have someone serious for my rental and I would be even happier if you could confirm that you will take good care of my rental like yours.
The rent is €450 TC/month (electricity, water, gas) including internet.
Moreover, I agree to reserve the apartment for you until the day of your availability so that we can do the visit and sign the lease in your presence. But we will need a guarantee from you.
Recognize that I am very good faith and I am indeed ready to reserve my apartment for you. Thus, I can confirm that I have already canceled the interest of other potential tenants to satisfy you.
Therefore, as I mentioned in my first email, we are currently abroad and it will therefore be necessary that we make this long distance for the visit.
However, to finalize the conclusion of the lease, we will need some guarantees to ensure that you are really interested and willing to rent and that we will not travel unnecessarily given the distance, as we have already made trips for visits that resulted in disappointments, either the interested parties were not present, or they found another rental the day before or their deposit was not yet ready. This is why we require a secured deposit of €900, that is 1 month of rent (€450) and 1 month's security deposit (€450).
This is not, of course, a rent payment before the visit but just a deposit of money at the post office to simply prove that you are a serious potential tenant of good faith or to prove to us that you actually have the liquidity of funds with you by making the guarantee so that we can reserve the apartment in your name until our arrival in Belgium.
Moreover, as soon as you make the deposit, the post office will give you a payment receipt that you will keep safely as a guarantee of your money.
So if after the visit, you are no longer interested in the rental, you can withdraw your money at the post office with the receipt. Otherwise, if you are interested, you will have to sign the lease to finalize the rental and you will then hand us the original receipt in exchange for the keys to the rental.
Our conditions are firm and definitive as they are for us a guarantee and for you a definitive reservation of the rental.
Please take all these precautions as an act of guarantee through which you prove your good faith, your solvency and your willingness to rent.
You can directly contact my husband at + 22 99 78 06 21 00 if you need more information, or contact me by email so that I can give you the contact details for the deposit guarantee at the post office.
Thank you for your understanding.
Third email
Hello,
I just read your email and I want to tell you that you can make the deposit at the post office in your city. And I confirm to you that this can be done in all post offices. So if you already have the €900, please just confirm to me so that I can give you the contact details for the deposit guarantee.
Fourth email and yes it lasted (we're prolonging it so that the police can have something) you'll see:
I just read your email and I want to inform you that you are not the only person interested in the rental. So it would be better for you to make the deposit on time to reserve the rental definitively in your name before your parents arrive because if my husband accepts the offer from another person already ready to make the deposit before you, I will not be able to help you anymore. But I can confirm for now that I will try to wait for you.
So first email (copy/paste) as is: Hello,
I just read your email.
And I apologize for the delay in responding, but the rental is still available and free right away.

5th email
Following your email, I am sending the photos of the rental as an attachment. Additionally, I confirm that you can make the deposit from France; it does not change anything. For this purpose, I am providing you with the details for the deposit.
Furthermore, as I mentioned, the guarantee will be made by reimbursement via a deposit through MONEYGRAM to the details of my financial advisor who is on a business trip in Lomé, but he will be present on the day of the visit. Therefore, starting tomorrow, my advisor will begin filling out the lease agreement according to your details. So please send us your details without errors, along with a photocopy of your valid identification so that everything is in order before the visit.
For more trust, I have attached a copy of my valid identification.
NB: The MoneyGram deposit is made at MoneyGram agencies.
So it's very simple; starting tonight or tomorrow:
1- You will just need to copy the details below while keeping the money in hand and go to the nearest MoneyGram agency with your valid identification.
2- Upon arriving at the agency, you will ask to make a transfer via MoneyGram.
3- You will fill out the transfer form with your details as the sender and those of my advisor as the beneficiary without errors.
Here are my advisor's details on which you will prepare the deposit.
Type of transfer:.......... MoneyGram
NAME:.................................CODJOVI
FIRST NAME:........................... Jean Philippe
CITY:.................................LOME
COUNTRY:..................................TOGO
4- After completing all these formalities, the cashier will issue you a receipt for €900 including tax.
5- You will return home and keep the receipt safely with you to present it to us on the day of the visit after the contract signing.
NB: The sending fees you will need to pay for the transfer will be reimbursed to you on the day of the visit. Therefore, to prove that the deposit has been made, you will just need to send us a scanned copy of the receipt by email and keep the original to give it to us on the day of the visit.
For more information, you can directly contact my husband on his phone.
Thank you for your understanding.

Then it becomes different, fewer nice phrases when we say no to this kind of message.
Good evening,
I have just read your message and I confirm the visit for August 20, 2013, in the afternoon according to your availability. However, I want to explain that all the property documents for the apartment are in my husband's safe in the apartment. So you will have to check everything on the day of the visit. Moreover, I am attaching my valid ID and that of my husband. Therefore, starting tomorrow, we will go and book the plane tickets for the trip so that the visit can take place in the afternoon of the 20th as confirmed.

Good evening,
I also came across some very tempting offers, and the email from one of the advertisers was practically identical to those already published here.
It was on immobilier-gratuit.net.
I discovered that one of them had published numerous ads on this site regarding apartments with the same characteristics as the one I was interested in (size, number of rooms, price, furnished), these "apartments" "are located" in all the major cities of the departments and all published on the same day!
I also saw that the public address of the computers points to Paris and not to Côte d'Ivoire + an identical address for two different advertisers... there’s something to raise an eyebrow about!
For your information, it's laeticiabeaulac on hotmail who emailed me.
Hoping this information can be useful,
Best regards,
Dabertem
